Bachelor of Science (Honours) in Property and Construction Management programme in University of Technology Sarawak (UTS) will be the first-Degree programme in East Malaysia (Sabah & Sarawak). The real estate and construction professionals have become one of the important human capital who play a major role in the real estate and construction industry in this region. The increasing competitiveness in real estate and construction professions as well as within higher learning institutions have driven our university to offer a breadth of professional knowledge and skills to our students so as to produce competent graduates that meets the challenge of real estate and construction industry. It exposes the students with a broad global trend and needs without undermining the nation demands. The programme is significant as its curriculum and content closely reflect the demand of real estate and construction industry. It is developed and built upon the input of all related stakeholders, i.e. construction professionals, industrialists, academicians, statutory bodies, external examiners and etc.
The method of teaching and learning are carried out through lecturing, tutorial, lab, field work, studio, and practical training. This 3.5 years programme includes 4 months industrial training. The programme total credit hours is 122 credits which consists of Core subjects, Elective subjects, and compulsory subjects (MPU and University Compulsory Subjects [UCS]). Besides, the programme emphasises in multiple transferable skills and broad knowledge that underpinning the growth of this industry. In years to come, it is strongly believe that the programme is able to contribute to the success implementation of SCORE.
Students enrolled to the programme are based on respective discipline. The students’ achievements are measured by learning outcomes which would prepare the students for the industries. By conducting courseworks, students could gain in-depth understandings and knowledge for changes happening in the world. Moreover, the students could expose the latest trend of property management practice and technology with the highest competency and standards in the field of real estate industry. With the involvement of industrial training and delivery of final year project, the learning outcomes can be related to the existing and emergent needs of the profession and the discipline.
Adaptable social skills and positive attitudes could be developed when collaborating with collaborators, especially partners from the industries. Moreover, the continuous monitoring of project progress throughout the semesters would ensure the students acquaintance with the subject matter. The students would be trained to develop generic and specific competencies which are useful to the students especially in their future career. These include knowledge in the related discipline, cognitive skills, practical skills, interpersonal and communication skills, digital and numeracy skills, leadership, autonomy and responsibility, personal and entrepreneurial skills and ethics and professionalism. The subjects conducted in the programme are crucial in the students’ employability and future workplace in their respective areas or specialization.
The programme would provide students the path to become a Registered Valuer, Registered Estate Agent and Registered Property Managers as recognized by Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP).
In conclusion, the programme is geared into enhancement of knowledge and hence leads to research competencies which fulfils career enhancement.

PROGRAMME AIM
Bachelor of Science in Property and Construction Management is designed to produce knowledgeable and skilled professional valuers, estate agents, property managers, and construction project managers as well as complies with the objectives of the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP) Malaysia.
PROGRAMME EDUCATIONAL OBJECTIVES (PEOs)
The objectives of the Property and Construction Management are:
- Graduates will be able to apply adequate knowledge and skills in real estate and construction practice.
- Gradates will be able to apply their skills in communication and collaboration skills with multi-disciplinary teams in the real estate and construction industry.
- Graduates will be able to demonstrate positive personal qualities to engage in lifelong learning and cognizant to the needs of real estate and construction industry.
PROGRAMME LEARNING OUTCOMES (PLOs)
Upon completion of the programme, graduates are able:
- To apply the knowledge of valuation, building technology, legal, economics, and management in the context of real estate and construction industry.

COURSE STRUCTURE
- Pass Sijil Tertinggi Persekolahan Malaysia (STPM) with at least Grade C (CGPA 2.00) in three (3) subjects or equivalent; or
- Pass Matriculation programme under the Ministry of Education Malaysia with minimum CGPA of 2.00 or equivalent; or
- Pass Foundation studies or equivalent; or
- Possess Diploma or any other equivalent qualification recognised by Ministry of Education Malaysia; or
- A-Level or equivalent as recognised by Ministry of Education, Malaysia for international students
Note: Students admitted to a bachelor degree programme based on their Diploma qualification as entry requirement shall be allowed for transfer of credits for relevant subjects/ courses offered in the first year of the programme and subject to a maximum 30% of total credit transfer.

In order to succeed in the real estate and construction industries, the graduates must be equipped with technological, mathematical, and legal knowledge. Besides, the graduates must also possess sufficient analytical thinking, problem solving, communication, teamwork and managerial skills.
FAQs
This programme is designed with the purpose to equip students with essential fundamental skills for careers in property valuation, estate agency, property management, property development, property investment & finance and construction project management. The programme focuses on property valuation which requires core competencies in wide ranges of property and purposes inclusive of traditional, statutory, investment, plant and machinery, special properties and development appraisal. In the meantime, students will learn about property development, property sales and transaction, property management, support service, and managing and maintaining residential, commercial and industrial property. Students will also be exposed to investment practices such as investment analysis, viability study, market study and portfolio management of real estate projects.
Besides real estate components, this programme equips the students with the construction related knowledge including building technology, site planning management, construction management, project management and tendering, and construction estimating. It is a blend between technology and management. In order to enhance the learning process, site visits will be conducted during the semesters. Thus, students will get a clear picture of what they learn in class.
Real estate industry and construction industry are multi-disciplinary and inter-related to each other. The core disciplines of this programme include valuation, property management, marketing and agency, economics, investment and financing, law, construction, and research.
In addition to regular lectures and seminars, site visits are conducted to allow students to experience learning through various ways.
Besides, there are internship opportunities for students at the end of their 3rd year of study. This is to give our students a first-hand experience before they embark on their careers. After completing the internship, the company/corporate may recruit the students directly as their employees. This is an added advantage for the students.
The internship is usually carried out after the students have completed their 3-years studies and thesis projects. The internship duration is 16 weeks. The students are required to carry out a case study during the internship period.
The graduates can be employed by both public and private sectors depending on the market demand. The wide-ranging career choices include valuation, estate agency, property management, real estate finance & investment, real estate fund management, business development, real estate investment trusts, real estate development & entrepreneurship, and construction project manager.
Graduates with a recognised related degree will be able to register as a Probationary Valuer. Upon registration, the graduates will need to gain at least 2 years of working experience under the supervision of a Registered Valuer and pass the Test of Professional Competence (Valuer).
Upon meeting these requirements, the graduates can proceed to register as a Registered Valuer and practise as a Valuer.
A valuer can carry out the practices of valuation, property management or property consultancy. He/she is educated and trained in all areas of real estate land use and development, and is registered only after passing the Test of Professional Competence set by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP). Normally, the valuers conduct valuations of properties in order to estimate the market values of properties. This help the banks to determine the amount of loan to be granted to the purchasers.
Completing a Degree recognized by BOVAEP will allow you to register as a Probationary Estate Agent. After that, he will need to gain at least 1 year (2 years for Diploma) of working experience under the supervision of a Registered Estate Agent and pass the Test of Professional Competence (Estate Agent) to be qualified as a Registered Real Estate Agent.
Only those who are registered under the BOVAEP can practise as Estate Agents. They provide advices related to buying, selling, and leasing of properties to clients so that optimum returns can be achieved.
According to BOVAEP, only Registered Valuer can practise as a Property Manager. The property manager provides advices to the owner so that he can get the best return from his property investment. He ensures that the building is well maintained, the building services are well looked after and all expenses are paid. He is able to improve the investment in properties and optimise the usage of properties. Besides, he also advises on lease renewals and selection of appropriate tenants.
